Where to find it
Click Cashflow in the sidebar under the Underwriting section. The view shows a year-over-year summary at the top, followed by detailed annual and monthly tables.
What the model includes
The cashflow engine computes 120 months of projected financials:
- Revenue — gross potential rent with per-year growth rates, vacancy, concessions, and other income
- Expenses — operating expenses with per-year escalation, property taxes, insurance, property management
- Debt service — acquisition loan payments and CapEx loan mortgage if applicable
- NOI and cash flow — before and after debt service, with DSCR and cash-on-cash metrics
Refinance and sale events
Use the Refinance Event and Sell Event tabs in the sidebar to model mid-hold refi and disposition timing. These events automatically flow into the cashflow model — you'll see the impact on debt service, loan balance, and net levered cash flow.
Annual vs. monthly view
Toggle between the Annual and Monthly detail tables at the bottom of the Cashflow tab. The monthly view shows all 120 months; the annual view aggregates into 10 years. Both match the Excel export exactly.
