How to Upload Your First OM

Getting a deal into EM Underwriting starts with one step: upload the broker's offering memorandum.

Step 1 — Open the workspace and click Upload & Parse

From the workspace sidebar, click Upload & Parse — it's the first item in the left nav. This opens the upload zone where you can drop documents.

Step 2 — Drop in the OM

Drag the PDF into the upload zone, or click to browse. Supported file types are:

  • PDF (native or OCR'd) — the primary format, recommended
  • Excel / CSV — for T-12s, rent rolls, and financial schedules
  • DOCX — supported but less accurate than PDF

File size cap is 50 MB per doc. You can upload multiple documents at once — the AI processes them together.

Step 3 — Watch extraction run

Extraction typically takes 20–40 seconds on a 20-page OM. The AI extracts property details, headline financials, market summary, and any cited assumptions. Every figure gets a page number and quoted source line as a citation.

Step 4 — Chat with the AI assistant

After extraction, the AI chat assistant opens automatically. It reviews what was extracted, highlights anything that needs your attention, and asks follow-up questions to fill in missing fields. You can also ask it any question about the deal.

Alternative: Email import

Click Email Import in the sidebar to paste a forwarded broker email. The AI extracts deal data — asking price, cap rate, units, and more — directly from the email body.

Alternative: Deal templates

Click Deal Templates to start from a pre-built assumption set for Value-Add, Core, Core-Plus, or Opportunistic strategies — then upload docs to fill in the specifics.
