Exporting LOI, PSA, Excel, and PDF

Turn your underwritten deal into the documents you actually send — LOI to the broker, PSA to counsel, memo to IC, Excel to your partners.

Where exports live

On the workspace, click Export in the top-right action bar. The dropdown lists five outputs:

  • Excel Model — full underwriting model with Summary, Revenue, Expenses, Renovation Budget, Financing, Annual Cashflow, Monthly Cashflow, and GP-LP Split sheets
  • IC Memo — branded DOCX investment committee memo with AI-written narrative
  • LOI — letter of intent, prefilled with your offer terms and deal contacts
  • PSA — purchase and sale agreement draft, ready for counsel to redline
  • PDF Report — print-ready underwriting summary for sharing with investors and lenders

What's prefilled

LOI pulls: buyer entity, property address, offer price, earnest money, due diligence period, closing timeline, and broker contact. Fill in the LOI-specific fields under the Letter of Intent tab in the sidebar before exporting.

Excel Model mirrors your entire underwriting — every field you see in the workspace maps to the corresponding Excel sheet. Numbers match exactly between app and export.

PSA inserts property-specific fields (legal description, purchase price, closing date, exhibits list). Meant as a first draft for counsel, not as final.

Branding

All exports carry your firm's logo in the header and footer. The Excel model includes branded cover sheets.

What's editable after export

Everything. Exported files are static — once downloaded, they're yours. If the underlying numbers change, re-export to refresh.
