Generate Your First IC Memo

One click turns a populated deal into a ready-to-circulate investment committee memo.

Step 1 — Make sure key fields are populated

Before generating, check that purchase price, unit count, in-place NOI, rent growth assumptions, exit cap, and hold period are filled in. The deal progress bar at the bottom of the workspace shows any missing required fields.

Step 2 — Click Export → IC Memo

Click the Export button in the top-right action bar, then select IC Memo. Generation takes 30–60 seconds.

Step 3 — What the memo contains

Every memo is populated from your deal data:

  • Executive summary — thesis, deal economics, return profile
  • Asset and market — property details, submarket context, comp set
  • Underwriting assumptions — rent growth, exit cap, hold period (defaults to 36 months), expense ratios, loan terms
  • Returns — IRR, equity multiple, DSCR, cash-on-cash, presented base / upside / downside
  • Sources & Uses — equity required, loan proceeds, closing costs
  • Risks and sensitivities — flagged anomalies, sensitivity tables
  • Citations appendix — every extracted figure with its source page and quote

Memos include your firm's branding (logo in header/footer).

Step 4 — Refine via AI chat

Ask the AI assistant to adjust the memo content — tighten the market summary, add a comparison paragraph, or flag specific expense lines.
