Using the Scenario Builder

Model up to 6 scenarios side-by-side — tweak assumptions and instantly see how returns change.

Where to find it

Click Scenario Builder in the sidebar under the Analysis section.

How it works

The scenario builder lets you model multiple scenarios simultaneously by varying key assumptions:

  • Rent growth rate — annual rent escalation
  • Vacancy rate — physical and economic vacancy
  • Exit cap rate — cap rate at disposition
  • Expense growth — annual expense escalation

Each scenario computes full returns: IRR, equity multiple, cash-on-cash, and DSCR. The results display side-by-side so you can compare outcomes instantly.

Base, upside, downside

The default setup creates three scenarios: Base (your current assumptions), Upside (optimistic growth, tighter cap), and Downside (conservative growth, wider cap). You can customize or add up to 3 more scenarios.
