Where to find it
Two tabs in the sidebar under the Analysis section:
- Comp Analysis — sale comps (recent transactions in the submarket)
- Rent Comps — competing properties with current asking rents
How comp search works
Click Find Comps on either tab. The AI searches the web for comparable properties near your subject property, pulling distance, unit count, rents (or sale price and cap rate), and property details. Results appear in a sortable table with distance from subject.
What to look for
The comp analysis flags when your subject property's rents are above or below the average of comparable properties. This helps you validate or challenge the broker's pro forma assumptions before committing to a deal.
Using comps in the AI assistant
You can also ask the AI chat assistant to find comps — say "Find rent comps for this deal" or "What are recent sales in this submarket?" and it'll run the search within the conversation.
